Who Does What (and When) in a Probate Home Sale in Bellingham

One of the most common feelings my probate and estate clients experience at the beginning of the process is overwhelm. There’s a long list of to-dos, multiple parties involved, and a ticking clock.

The good news? You don’t have to manage it all yourself.
As your Realtor and project manager, I’ll guide and coordinate the process from start to finish.

Let’s walk through how we simplify even the most complicated sales.

My Role as Your Estate Sale Project Manager

Before becoming a Realtor, I was a licensed home inspector and general contractor. That experience, combined with 19+ years in real estate, allows me to step in and manage everything from clean-outs to closings.

Depending on your property’s needs, I may coordinate 3 to 12 service providers, including:

  • Cleaners

  • Stagers

  • Subcontractors

  • Haulers

  • Inspectors

  • Photographers

  • Landscapers

  • And more

You’ll have a single point of contact (me), and I’ll keep you informed every step of the way.

Typical Timeline for Estate Home Prep & Sale

Here’s a common sequence I follow when getting a home ready to list:

  1. Get bids for any significant repairs (even if we don’t do them—bids are helpful for buyers)

  2. Remove personal property (via donation, sale, or haul-away)

  3. Complete any major repairs we agree are worthwhile

  4. Exterior cleaning (roof, gutters, siding, hardscape)

  5. Cosmetic updates (paint, flooring, small repairs)

  6. Hardware refresh (hinges, handles, light fixtures)

  7. Deep interior cleaning

  8. Landscape tune-up

  9. Professional window cleaning

  10. Staging (if the home is in good showing condition)

  11. Photography + floor plans + drone (if applicable)

  12. Create marketing materials (print + digital)

  13. Go live on the MLS and begin showings

“This process may sound like a lot—but you’re not doing it alone.”
I manage everything with transparency and thoughtful pacing.

What If the Home Needs Even More Work?

Some properties need specialty contractors, system inspections, or remediation. I have a deep bench of vetted pros I trust with everything from foundation fixes to sewer scopes.

In some cases, I recommend a pre-listing home inspection as a marketing tool. This:

  • Gives buyers clarity and confidence

  • Shows we’re upfront about the home’s condition

  • Helps avoid unpleasant surprises during escrow

  • Supports our asking price when work is already factored in

You Stay in Control—But I Take the Load Off

You decide what gets done. I provide options, bids, timelines, and guidance—then execute on your behalf once you’re ready.

Whether you’re local or hundreds of miles away, I’ve got you covered.
