Here’s How it Works

STEP 1 | Let’s talk, so you can share your buying goals.

The initial consultation sets clear expectations through open communication about needs, timelines, and market insights, ensuring alignment for the home-buying journey.

Start your journey with a phone call, Zoom, or a face-to-face meeting. Allow me to learn about your needs, desires, timelines, concerns, and budget.

In turn, you’ll have questions for me about the market, our neighborhoods, competition for good houses, offer-writing, communication, transaction management, and more.

You’ll want to ask about my experience, availability, and other professionals I might refer you to: from lenders to inspectors to tradespeople.

Our initial Q&A session should set clear expectations and prepare you for the current buying landscape, ensuring we're on the same page on this journey together.

STEP 2 | Financing Your Future

This step ensures you understand your buying power, financing options, and get pre-approved to avoid complications during the offer process.

If you’re planning to finance the purchase, I will refer several trusted lenders, or you can choose your own to discuss financing options.

Ultimately, we’ll get you fully pre-approved so you know what this is all going to cost, and so there are no hang-up or hiccups when it’s offer-writing time.

STEP 3 | This step focuses on building a customized home search based on your goals, lifestyle, budget, and must-have features.

Together, we'll create a search strategy designed to help you quickly identify the best opportunities as they become available.

I'll explain how we use your criteria to create search filters, refine priorities, and ensure you're seeing the homes that best match your needs.

STEP 4 | Let’s Get You Into Some Homes

This step involves visiting homes to assess their features, refine your preferences, and prepare you to act when the perfect home is found.

There's nothing like stepping inside a potential home. Assess the space, light, and overall feel. Think out loud as you walk through, share what you like and don’t like, ask lots of questions.

This hands-on approach helps refine your preferences – even if you quickly disqualify a home, we will learn something useful from the visit, helping to prepare you for action when the right home appears.

STEP 5 | Evolving with You

As we progress in your search, I’ll check in to see if your criteria have evolved. (Hint: They do for most people!)

Understanding any changes in your preferences or circumstances is key to our successful partnership.

STEP 6 | Strategic Offer and Negotiation

Choosing a home to make an offer on is just the beginning.

I’ll explain and guide you through the complexities of making an offer, considering every detail from seller motivation to negotiation tactics, ensuring your interests are front and center.

Our goal here is to get you under contract at a fair market value price, with protections that allow you to methodically ensure there are no major surprises or flaws with the house.

STEP 7 | Managing Your Transaction

From the moment of mutual acceptance, through due diligence, to a successful closing, I manage every detail with the professional assistance of Kate Polselli, my transaction coordinator who I have worked with for over a decade.

Every possible “who will do what by when” is summarized, guided, and communicated so you are never left wondering.

I will guide you through all the steps, from the final walk-through, to utility account transfers, to getting your keys, ensuring a seamless transition to owning and taking possession of your new home.
