What is Compass Concierge?

The Compass Concierge program is a unique offering that provides Bellingham and Whatcom County home sellers who work with Compass broker Brandon Nelson, the ability to finance pre-listing home improvements with no upfront costs

The goal is to help your property sell faster and for a higher price by making it as appealing as possible to buyers.

How can Compass Concierge help me sell my home?

With Compass Concierge, you can quickly access up to $25,000 to cover the cost of repairs, renovations, or a number of other things related to your sale, helping to maximize your home’s appeal

How does the program work?

Through the Compass Concierge program, you can:

• Access funds quickly (they are transferred by ACH directly into your bank account) to complete necessary home improvements.
• Choose your preferred vendors for projects like repairs, painting, landscaping, or staging.
• Use the funds to purchase furniture or supplies to help prepare the home for sale.

What are the costs involved?

There is a $400 flat fee for using Compass Concierge. This fee is not due upfront; it will be deducted from the $25,000 available to you and added to the balance due at closing. 

The funds advanced through the Concierge program are repaid at closing from the proceeds of the sale. 

This means you don’t have to worry about paying for improvements out of pocket—you repay the costs once your home is sold.

What is the minimum loan amount?

The program has a minimum loan amount of $10,000.

What types of improvements can Concierge funds be used for?

Concierge funds can be used for any improvements that enhance your home’s marketability, such as:

  • Repairs and upgrades (e.g., fixing plumbing, electrical work, etc.)

  • Professional staging to highlight your home’s best features

  • Painting, landscaping, or other curb appeal projects

  • Interior updates like flooring, countertops, or kitchen improvements

Are there any restrictions on how Concierge funds can be used?

Yes, the Concierge funds are intended to enhance your home’s appeal to buyers. Funds cannot be used to cover non-repair or non-improvement obligations, such as:

  • Paying off outstanding tax liens

  • Settling existing secured debt on the property

  • Covering closing costs like title insurance or appraisal fees

Who is eligible for Compass Concierge?

The program is available to home sellers in Washington who are working with a Compass real estate agent. Sellers with properties held in trust or involved in estate sales are also eligible, though additional documentation may be required

To qualify, the home must have a list price under $3 million, you must have sufficient equity (at least double the requested budget), and a soft credit check is required.

How do I apply for Concierge?

The application process is quick and easy. You can complete the application online in just a few minutes from your computer or smartphone. Only the homeowner should fill out the application. 


How soon can I access the funds?

Once your application is approved, funds are typically available within a few days. You will receive a prepaid debit card to use for your approved expenses. You can start using the funds immediately through the virtual card, even before the physical card arrives.

How is repayment handled?

Repayment is straightforward. The loan amount, including any applicable fees, is repaid at the time of your home’s closing, delisting, or within 12 months of taking out the loan, whichever comes first.

Interest starts accruing only after funds are drawn, and you only repay what you use.


How do I notify Notable when my home is about to go under contract?

Your broker will notify Notable 1-2 weeks prior to closing by emailing support@notablefi.com or calling 1-833-615-0252.

Are there any limitations on the number of projects I can fund?

At this time, sellers may only have one active Concierge Capital loan per property. If additional improvements are needed, it may require a new application process after the existing loan is repaid.


Can I use the Concierge funds if my property is part of a trust or estate sale?

Yes, properties held in trust or part of an estate sale are eligible for the Concierge program. Additional documentation may be required for these types of properties, and processing times may be slightly longer.


How do I pay vendors with Concierge funds?

You can pay vendors via cash or check by requesting a cashout through the Notable portal. The first $5,000 can be withdrawn without providing an invoice. After that, invoices or a scope of work document must be provided.


What happens if my home doesn’t sell right away?

If your home doesn’t sell within 12 months, interest will continue to accrue on the funds used, and the loan will need to be repaid in accordance with the loan agreement. If the sale takes longer than anticipated, you should be prepared to handle ongoing costs.


Can the interest rate vary based on my credit score?

Currently, interest rates for the Compass Concierge program do not vary based on a borrower’s credit score. The rate and fee structure may depend on your location and applicable state laws.


Who decides which improvements are made?

You have full discretion over how the Concierge funds are used. This includes deciding on the type of improvements to make and which vendors to use. Your Compass agent can provide guidance, but ultimately, you are in control.

  • You will be informed through marketing materials, during the application process, and in your loan agreement with Notable.

  • No, it’s a flat fee and does not change based on the size of the loan or how much of the funds you use (as long as you draw more than the minimum principal).

  • No, the fee is fixed regardless of your credit score.

  • The origination fee is deducted from the available loan funds upon first use. You do not need to pay anything upfront.

  • No, the Concierge Capital loan is a personal loan between you and Notable.

  • Since it’s considered a cost of credit, the fee is represented as both a dollar amount and an APR.

  • No, if you decide not to use the approved loan funds, you do not need to pay the origination fee.

  • If you enter into a payment plan, payments will first go towards the origination fee, followed by the remaining principal.

  • The origination fee is deducted from your available loan funds. You can use up to the approved balance minus the origination fee.
