Q: Can I sell the home before probate is complete?

A: In many cases, yes. If you’re working with a probate attorney, they’ll confirm when you’re legally cleared to list and close. I’m happy to coordinate the sale timing with your attorney’s guidance.


Q: Do buyers expect a discount because it’s an estate sale?

A: Not necessarily. In fact, many buyers seek out estate sales because these homes are often priced to reflect current condition and update potential. If we present the home well and price it accurately, it will compete like any other listing.


Q: Who decides what repairs or updates get done before listing?

A: You do. My role is to guide, not pressure. I’ll provide options, cost estimates, and advice based on the home’s condition, your goals, and what’s likely to create a good return. You choose the path forward.


Q: Do we have to remove all personal belongings before listing?

A: In most cases, yes. A clean, decluttered home photographs better, tours more easily, and sells faster. I can help coordinate everything—estate sale, donations, haul-away—to make it manageable and respectful of your timeline.


Q: Should we stage the home?

A: It depends on the home’s condition. If it’s in good shape, professional staging can create a warm, inviting feel that helps buyers connect emotionally. If the home shows significant wear, we may skip staging and instead focus on transparency, including a pre-listing inspection and repair bids.


Q: How is the listing price determined for an estate property?

A: I’ll provide a Comparative Market Analysis (CMA) using recent nearby sales. We’ll review it together, discuss your comfort range, and create a pricing strategy. If you want to try a higher price first, I’m open—as long as we agree to pivot quickly if needed.


Q: I live out of town. Can you manage the process remotely?

A: Absolutely. I’ve helped many out-of-area clients. From arranging contractors to signing documents, everything can be done remotely with phone, email, and video updates. You don’t have to be here in person.


Q: How do we get started?

A: Real estate is a business of written agreements. When you’re ready, I’ll send a simple set of documents—including an Agency Disclosure and Listing Agreement—for review and electronic signature. From there, I get to work on your behalf.
